Our neighborhood is advancing in years and has now surpassed the 20 year mark! She is aging rather well but it is more important than ever to keep our properties maintained and looking nice! Please take a good look at your property boundaries and see what you can improve on! Are your beds full of weeds, debris in the gutter, home needs pressure washing, mailbox post in need of paint, cars parked on yard destroying your grass? All of these things can make or break a neighbor and can influence who will purchase a home here. We want to maintain our property values and the value and desirability of our biggest investment....our homes!!!

Pressure washing the outside of your home is important to maintaning a our property values and a pleasing look to our subdivision. We have far too many homes parking multiple vehicles on the grass, please use your driveway, continued parking on and off the grass erodes the yard and it becomes an eyesore and a covenant violation.

Please remember garbage cans are to be kept out of sight! Please move them to the side yard of your home. There are several yards that have trash lying in the grass, branches and sticks, broke down vehicles, lawn mowers, ect in yards...please take a few moments to have a look at your home and see if any of these apply to you. It's not fair to the many homeowners that obey the rules set forth by our covenants and who take pride of ownership in their property to have other homeowners that don't. Please do your part and keep our homes and the subdivision as a whole a desirable place to live!

The board has disussed having an outdoor movie night, again! We did this a few years ago and it was a fun event, enjoyed by all! Please stayed tuned for updates on this! We will keep everyone posted! This will be a family friendly event, snacks and drinks provided, byob and chairs!

We need volunteer to serve in board member positions! It is unfair for the same people to volunteer year after year. We have two board members who after serving many years on the board, in various positions, would like to step down. Please consider volunteering for a board position, it's not hard or time consuming.  WE NEED YOU!

Welcome to all our new homeownes in 2023!! We have several new families move to Chestatee Ridge! We hope everyone is enjoying the neighborhood and the surrounding areas! We are very fortunate to live in the safest county in all of metro Atlanta! A huge thank you to our Forsyth County Sheriffs Office for keeping us safe! Please do your part by not leaving valuables in your vehicles and locking your doors! 

While we are a "no solicitation" neighborhood, new laws require the individual homeowner to now have a sign in there yard stating "no solicitation". All for profit solicitors must were a badge provided them by the FCSO. If you do not see this badge or it is not produced upon request, you are asked to call Forsyth Sheriffs non emergency number.

Paying your annual hoa dues is essential to running the business of the CRHOA, without annual dues, we have no street lights, no front entrance maintenance and no insurance. When you purchased your property in CR you mandatorily agreed to pay those dues and abide by t.he covenants. Please pay your dues and avoid being liened

A New Amendment Has Been Filed

 

It was recently brought to our attention that there has been an amendment floating around that was drafted, voted, and passed, but was never actually recorded. The amendment was passed in 2002. We have located the amendment, and the amendment has now been filed. In the past, we have had homeowners express concern about yards that were neglected and unkempt. The amendment addresses grass length/height and the provision for action that can be taken to resolve the issue. This amendment outlinessteps that may be taken to prevent this from happening in the future. The emphasis of the amendment passed 11/18/2002 specifically addresses lawn care, dues schedule, and boat storage. The amendment is recorded as follows:

 

Amendment 4. Grass Care-Grass over eight (8) inches high will be mowed at the homeowner’s expense by a representative hired by Chestatee Ridge. The homeowner will receive a written request to mow when the grass has been at or above the 8 inch level for seven (7) days. The homeowner will have seven (7) additional days to alleviate the problem prior to mowing taking place by the hired individual.”

 

Amendment 5. Dues schedule-Dues for each calendar year shall be due in June of that year.”

 

Amendment 6. Boat storage-Boats shall be allowed on lots so long as they are stored safely and in a cosmetically appealing manner on the lot.”

 

The amendment is now available for viewing in PDF format on the website.

An amendment has been added that extends the HOA covenants another 10 years. It is logged with the clerk of courts of Forsyth county.
